Important Information for Tenants Renting Through SeOUL Residential

At SeOUL Residential, we ensure that our tenants are fully informed about their rights and obligations under the Tenant Fees Act 2019. Here's a clear breakdown of the permitted payments and other important information you need to know when renting a property in England:



Permitted Payments

Service Brief Description and Fees + VAT info.
Holding Deposit A payment to reserve a property, capped at no more than one week's rent.
Security Deposit Capped at:
- Five weeks' rent if the annual rent is less than £50,000.
- Six weeks' rent if the annual rent is £50,000 or more.
Tenancy Changes Payments to change the tenancy at the tenant’s request are capped at £50 or reasonable costs if higher.
Change of Sharer Payment for a replacement tenant is capped at £50 or reasonable costs if higher.
Early Termination of Tenancy Payment is capped at the landlord's loss or the agent’s reasonably incurred costs, as requested by the tenant.
Utilities & Services Tenants are responsible for paying utilities, including: Electricity, gas, water, and communication services (e.g., broadband and telephone). TV licence and Council Tax.
Late Rent Payments Interest charged for late rent payments is capped at up to 3% above the Bank of England’s annual percentage rate.
Lost Keys or Security Devices Tenants may be charged reasonable costs for replacing lost keys or other security devices.
Contractual Damages In cases of tenant default, damages as outlined in the tenancy agreement will apply.
Other Payments Any additional payments allowed under the Tenant Fees Act 2019.
