Holding Deposit

A payment to reserve a property, capped at no more than one week's rent.

Security Deposit

Capped at:
- Five weeks' rent if the annual rent is less than £50,000.
- Six weeks' rent if the annual rent is £50,000 or more.

Tenancy Changes
|
Payments to change the tenancy at the tenant’s request are capped at £50 or reasonable costs if higher.

Change of Sharer
|
Payment for a replacement tenant is capped at £50 or reasonable costs if higher.

Early Termination of Tenancy
|
Payment is capped at the landlord's loss or the agent’s reasonably incurred costs, as requested by the tenant.

Utilities & Services
|
Tenants are responsible for paying utilities, including:
Electricity, gas, water, and communication services (e.g., broadband and telephone).
TV licence and Council Tax.

Late Rent Payments
|
Interest charged for late rent payments is capped at up to 3% above the Bank of England’s annual percentage rate.
|
Lost Keys or Security Devices
|
Tenants may be charged reasonable costs for replacing lost keys or other security devices.
|
Contractual Damages
|
In cases of tenant default, damages as outlined in the tenancy agreement will apply.
|
Other Payments
|
Any additional payments allowed under the Tenant Fees Act 2019.
